40Mbps on eap225 2.4 or 5 ghz

Just set this up.
I have a virginmedia superhub3 in the loft and hooked this up on the landing ceiling.
I have tried on multiple devices and only get 40Mbps on speed test maximum.
Tried accessing and the mixed options but never get beyond 40Mbps.
Are there any settings I need to change?
All I have done is set the password for WiFi, and updated to the latest firmware.
Any responses appreciated.

Yes I did that for both frequencies, the old WiFi ssid from superhub3 is not even anymore.

Typo... No old ssids are visible from superhub3.

Hi,
Do you use the speedtest to do the test? You can check the link speed of the wireless clients, the actual speed of clients is about 1/3-1/2 of the link speed. Make sure you are not far away from EAP and there are no obstables between wireless clients and EAP.
Does the EAP connect to superhub3? You can connect a PC to the LAN port of EAP, then use iperf3 or ixchariot to check the speed between wireless clients and EAP directly. Check if you still get a low speed. If now, the low speed may be caused by other elements, such as the switch/ router.
