I have two problems with this AP and I hope you can assist me a little bit.
.) I can't choose a channel higher than 112. I have the option to chose from 36 - 128 but whenever I choose something higher than 112 it gets downgraded to channel 40 or 36 immediatley. I can live with that, but I would like to know why my configuration gets ignored. It changes immediatley, so I'm not sure if DFS is even a possibility but I'm not sure.
.) Second problem, and thats the real one is my throughput. I'm using a Firewallappliance with opnsense (I7 Mini PC Kettop-Mi4500L with Intel Core i7-4500U -4 Intel Gigabit Nic). I'm using one Ethernet port for WAN, one for LAN and one for the AP. I bridged the LAN and AP NIC so all devices are in the same subnet. Now, when I use iperf to mesuare my traffic i get the following results: FW = opnsense firewall, AP = Acces Point, Server = Server connected via gigabit Switch thats connected to LAN Nic. Client = Windows 10 Client connected to AP via AC 80MHZ on channel 112 (no other devices on ap)
Client to Server -> 160mbit/s - 200mbit/s
Client to FW -> 160mbit/s - 200mbit/s
Server to FW -> 800+ Mbit/s
NetSpot shows zero other Access Points in the range of 5520-5600
My Settings:
No Airtime Fairness, no Loadbalancing.

I had a similar issue and found out the limiting factor was the WiFi NICs. My internet connections were 150Mbps ones so online speedtests were ok. But when I did iPerf tests, spees were maxing out at around 250Mbps.
Then I used iPerf via my phone (Galaxy S10 - Magic iPerf) and was able to get 600+Mbps on the speeds.
Also check for other wifi signals that might cause issues with your config.

Even though there are no other access points nearby, that doesn't mean other devices on your network aren't affecting your speed testing.
When i tested my network with iperf3 any other wirelss devices also connected (and these devices were doing anything major) - the speed was affected.
If you are connecting at 800Mbps, halve that to get an estimated throughput, it is not full duplex. Then if other clients are transmitting your max potential throughput will certaintly be lowered.
Thats the unfortunate downside of wifi. I have a really good distribution and config of AP's. 1Gbps WAN and a quiet airwaves throughput of 600-800Mbps which is super rare. Quiet airwaves don't nessevarily exist in most cases.
The typical WAN to LAN is more like 250-450Mbps.
