I'd also definately recommend the 20MHz channel width.  Also, I have noticed on multiple occasions when checking the channel utilization of my EAP's the first one or two readings may be erroneously high.  Not sure if this is a bad reading, or just seeing the burst of traffic when the Omada client queries the AP for its info.  Often by the second or third reading, it quiets down.  But mine don't do it all the time.

If it turns out you truly have a lot of neighbor interference on channels 1, 6, and 11.  Cross-check with a tool like inSSIDER or similar.  Or multiple such Wifi network scanning tools for Android.  You can also try using channels 3 and 9.  It's not generally recommended since these channels do have some overlap with 1 & 6, and 6 & 9 respectively, but depending on the signal strength from the neighbors they might perform a little better.

Your best bet though, would be to move to 5.8GHz.  Generally speaking, this spectrum is much less crowded (e.g. EAP225 / 225-OutDoor.).
