I'm not sure where you got the idea that 600mbps is normal for AC WiFi, being honest I would say that is the absolute top of what you will get.   Having installed both Omada and UniFi they top generally come in at around 500mbps on a 1200mbps connection, 350/400 or so on 866mbps connection.  As a generally rule of thumb I was told during Huawei training a few years ago that 40% of connection speed on WiFi is the average, that pretty much proven to be solid from my experience.   To get 600 or more you are talking WiFi6 devices.

However that aside, channel 36 isn't the best to test this on.   Its the most common channel used, move to a clear airspace in DFS around 60 and re-test this again, personally, I know my speed suffers by about 25% when using channels 36-48 and where I live could be classified as "uncongested", may surprise you

Also what WiFi card is in the device?   Honestly, Apple devices are BAD for WiFi testing of any type.  Had so many calls over the years that every device runs fine except Apple, their WiFi cards are actively power saving quite aggressively and slow speeds are common as a result, that from experience supporting over 10k of the sodding things.  Test it on a PC or Android and likely a different result

@Philbert Thanks for the reponse. I live in the in a very small rural community and have ran wifi explorer tools and can say that I haven't found another network at channel 36. In fact all my neighbours look to be 2.4g only. Lucky me! Interesting about the channels though, I will move my AP for testing to the higher channels and see if that helps. Not sure the nic but it's in my 2020 MacPro 16" and it's 3x3 MIMO so if I sit right under the AP i can get to MCS 9 and link rate 1200. I would love to be able to get 500mbps however, I am currently only pulling down 200-300. I do agree 600 would be shooting for the stars, but I think I should be able to do better than averaging 250 or so. 

Update. It looks like the core issue was my use of iperf combined with channel selection. I updated the buffer on iperf to 100000 (k by default I think) and changed my channel to 149.

Channel 149
Down: 477 mbps avg, 626 max
Up: 200 mbps avg, 318 max

Channel 36 (congested as I moved the old Nighthawk here for the existing connection)
Down: 355 mbps avg, 595 max 

Pretty happy with that.

Glad you got sorted!   477 down sounds more like what I would expect from the EAP245, its amazing how much it drops with just a little interference!

You are pretty much getting exactly the same as myself, I also live in the back of nowhere town :)
