Anyone facing issue when playing xbox with this router?

for past 1 year everything was good, just few weeks back till now it's giving me headache when playing online xbox.

it just kick you off randomly. you get kicked out in 5 minutes, 10 minutes or 30 minutes. Randomly.

factory reset to default. same thing.
assigning port forwarding for xbox, same issue.
change wired cable or connect through wifi same issue.

any idea? called up my ISP, UNIFI. they checked no problem. reset the port. bla..bla. bla.
