TL-WPA4220KIT IP Configuration Error

Hi all,
Having a lot of problems trying to setup TL-WPA4220KIT Powerline Adapters. My older AV200 setup works fine wanted to upgrade.
When I plug both units in, connect to modem, pir and then try to connect to it, I get an IP configuration error. When I direct connect via ethernet cable and open the TP-Link app, it is showing an IP of 169.254.41.84 and not 192.168.1.1 as I would have thought. I have hard reset the device but no change. On the devices, the home icon is not lit but my other TP-Link adapters work fine on the same sockets.
Any ideas or advice greatly appreciated :-)
