TL-PA4020P KIT (EU) Very Slow!

I bought this kit, thinking it would have a nice speed (at least 100Mbit).
But when it's all connected, it BARELY reaches 30Mbps.
Both powerlines are connected directly to the wall socket.
My home is brand new, built in 2013.
The distance (in cables) is less than 50 meters, from 1 powerline to the other.
Anybody any idea what could be wrong?
