I just set up my router and I'm trying to connect to RealFlight on a windows machine to another machine (Mac M1Pro) which requires a reliable high-speed connection. The ping speeds vary widely from excellent to horrible and back again, it seems to be good for about 10 seconds then horrible for about 4 or 5 seconds and then good again .. and around in circles.

The poor performance corresponds to ping speeds going up to 100 or sometimes even 250ms. Here's an example of ping from the Mac to the router which is about 2 m away in the corner of the same room.

I have tried all the suggestions I've found here including:

Disabling QoS

Disabling Parental Controls

Selecting 80Mhz Channel width

Any other suggestions?
