Regular hangs using wr802n in client mode

Hi,
I have 2 wr802n both in client mode. 1 is turned off most of the time, the other is in constant use on my main pc.
When directly wired to my hub I have good performance
When running through the wr802n I get regular slowdowns
I have applied the latest firmware
I am using channel 2 for the wifi and checked that no one else is using this channel near by
The PC is placed about 4 meters from the wifi router with no obstacles. It is near a monitor but not in line of slight. Near the wr802n my signal is -30dBm
I have tried swapping my 2 wr802n's with the same result
I have a laptop that uses it's own internal wifi adapter and I do not get these problems
Some days things are fine, others the slow downs happen a lot
I noticed after logging into the admin page my Address Lease Time was setup to 1 minute. I have changed this to the max value of 2880 minutes but this setting is non-persistent even though I have left it powered on for the last week
In the logs I regularly see messages like this
