Hello. 
 

we have full fibre speeds up to 500 (usually 400). Son uses TP Link remote adapter in his room for his pc for gaming purposes. The main TP Link is plugged in and connected to router downstairs. 
 

what speeds can he realistically expect from the Link with them being one upstairs and one downstairs?

Specifications beginning with "AV" are the maximum powerline speeds displayed on the tpplc utility, not the actual speeds. The powerline speed displayed on the PLC utility is the theoretical negotiated speed between the two powerline adapters. Due to interference in the powerline environment, the actual powerline speed may not reach the maximum powerline speed.

As a rule of thumb, the conversion rate (the ratio of transmission rate to powerline speed) is approximately 30%-35% (the actual conversion rate depends on the power wiring system).

i've got this exact same setup and I don't see speeds over 70 mbps no matter what TPlink extender I buy

What is the model of your device? How did you connect the extender to the router? Via wireless or wired cable?

1 x TP-LNK TL-WPA8631P AV1300 WiFi Powerline Adapter Ki

 ethernet straight into adapter. Utility displays maximum speed as 254 mbps but I have never ever had anything only 80. It is usually 50-70
