i'm planning to cover aroud seven floors with EAP653. My questions is: to controller it must be hardware or it's possible only software? Same technical characteristics?

To do basic configuration for the EAP units, such as change SSID & password, hardware controller and software controller do the same thing.
While there are some advanced features which require the controller running all the time, if you are using a software controller, the controller PC should be running all the time.

Any controller will work for those. It can be Hardware on from TP-Link or selfhosted software one.
I'm using software controller setup in DOcker container for my EAP650 and EAP673. Works without any issue.
