range extender

My internet speed is 40Mbps, but it can only run on that speed if I'm connected via ethernet cable or wirelessly if I sit next to the router on the second floor, on the 1st floor the internet speed is only 20 something though i have set WR841HP router on the 2nd floor and WA850RE and WA860RE on the 1st floor, the signal is full but the internet speed is poor, why is that so?

As range extender needs to receive data from the router and then forward it to the connected clients and speed will decrease during the transmission, we use it more to increase the stability in Wi-Fi dead spots rather than boost Wi-Fi Speed.
Your ISP bandwidth is 40Mbps, the speed could cut to half through range extender. If you need higher speed, you may consider configure RE into AP mode (requires to wire to router) to get faster speed.

@Solla-topee But why it only happens after I upgraded to 40Mbps when the speed was 20 Mbps everything went as expected I got 20Mbps via LAN or wirelessly, after upgrading to 40Mbps, the best internet speed I can get is only 23Mbps though the wireless signal is full 72Mbps

It is hardly to see a single-band range extender gets full speed as router's. You could unplug range extender and at extender location check router speed, that is the speed range extender received from router. Due to half duplex (send and receive data not at different time, not simultaneously) and also the speed lost in wireless transmission, the speed normally will get reduced.
You should probably try a better Wi-Fi adapter, or see if any client like Android mobile phone could get 150-300 Mbps Wi-Fi link speed.
72Mbps is the negotiated speed, and real speed is around 30%-50% of link speed but also limited by the speed received from router.
Via LAN, you should get much faster speed than wireless.

ehm...let me put it more simple and clearly, when the internet speed was 20Mbps on point A, and 5Mbps on point B, with the help of a range extender the speed could rise back to 20Mbps
But when the speed is 40Mbps on point A and 10Mbps on point B, the range extender doesn't help at all, the wireless signal is back to normal and full, but the internet speed doesn't, again it only happen after upgrading the internet speed, so IMO it has nothing to do with single-band, half-duplex or different location (the signal is good), everything is just the same, except the internet speed
