Problems since day one.. My speeds are terrible on all devices cannot to my tp link extender. I tried all methods to set it up but the only that worked was pairing the devices (I need to replicate my SSID in another room. In that other room. My speeds are 30-70 mbps.. In the lounge near my main router my speeds are 500 mbps. In the second room my phone drops off the extender every few seconds. Then it won't see my 5ghz network at all. It i connect to my 2ghx network I get speeds of less than 2 mbps. In order to try and fix this I am trying to check/change the settings on every platform app available.. URL mac os app and ios app all ask for a password (NOT a user and password as stated everywhere online). EVERYWHERE says this password is admin but I get failed everytime. Therefore this brand new device is next to useless for me. I saw another poster say that on some firmware this was also happening to them even with the correct password. Is that what's happening to me?

Have you read the FAQ: Explanation about the Powerline Rate and Actual speed of the Powerline Adapters?
It mentioned that 'The conversion rate (The ratio of transmission rate and Powerline rate) is about 30%-35%(the actual conversion rate depends on the electric wiring system)'
From the data you provided, 84.9/228≈37%. So the actual speed is already within a reasonable range.
If you'd like to improve the speed further, consider using a higher-quality Ethernet cable (ensure it's CAT5E or higher) to connect to the router.
You can also reduce the load on other devices in the circuit to see if this can increase the speed.
