I have fios 300/300 mbps
speed tests great on hard wired mac as well as wifi iPhone
why in the deco app does it never read more than 50 mbps and thats rare???

"actual speed", you mean the maximum possible usage?
It is unknown, unless you do a speedtest. The speedtest attemps to exchange as much traffic as possible, in order to determine what is possible at a given time.
