RE200 as Access Point, low speed on 2.4Ghz

I'm trying to use my RE200 V3 as a wired access point (directly connected through a Ethernet cable to my ISP's router using a Cat6 cable).
Using both an iPhone 12 and a Lenovo Thinkpad Laptop to test, the RE200 configured as an Access Point gives ≈35Mbps down on the 2.4Ghz band, and ≈95Mbps on the 5.8Ghz band. I get around 630Mbps down on a wired connection from my ISP's router to my pc.
My question is - shouldn't the 2.4Ghz network allow download speeds closer to the 100Mbps mark, considering its Ethernet port is limited to 100Mbps? Why am I getting 65Mbps less than the bottleneck (which is the Ethernet port of the RE200 at 100Mbps) when this device is rated for a Theoretical 300Mbps down at 2.4Ghz?
