vr400 ac1200 v2 slow wifi

i've been using my vr400 v2 for my old dsl internet connection for the past 2 years
last week i upgraded to 1 gigabit fiber optics, got myself the tp link media converter MC220L, connected the fiber connector into an sfp converter i got and into the MC220L and connected cat5e cable from the ethernet port on it into the 1 gigabit wan port on my vr400 v2
it is only a short term solution until i get a proper gigabit lan capable router like the ax53
my isp did struggle to help me connect to the internet but eventually they told me to convert the router from dsl moderm-router mode into a router only option (allowing the MC220L to work as a modem) i did have to use the "other" option while connecting to my isp rather than the isp name from the selection list, however it did work after putting in the username and password i recieved from them.
im still using my old adapter Edimax EW-7811UTC AC600 which can reach 433 mbps because vr400 v2 only allows 100mbps on lan with the wan port being occupied
the speeds are definitely better but they peak at 260-280 Mbps on 5ghz compared to the advertised 867Mbps on https://www.tp-link.com/eg/home-networking/dsl-modem-router/archer-vr400/#overview
i have tested speeds on both my 433 mbps max capable internet adapter and my phone which can handle 600mbps, both seem to peak at 260-280 mbps, so its the router thats bottlenecking as im using proper cate5 cables, the sfp converter is from my isp and should handle 1gigabit, and its definitely not from my adapter or phone bcz they're capable of heigher speeds and i tested both being extremely close to the router so its not distance issue.
im using 2.4ghz and 5ghz dual band, getting only 100 mbps on 2.4 and 260-280 on 5ghz.
any idea as to why thats happening?
